Industrial & Commercial Roof Waterproofing Solutions

Metal, Flat Roof or Waterproofing Problems?

General Roofing Systems Canada has been installing liquid rubber coatings on an increasing number of commercial and industrial applications lately.  It is the first time that a waterproofing product has come along that is truly predictable and highly effective. The development and use of liquid rubber coatings has solved several roofing and waterproofing related issues in both above and below grades in a very effective, predictable, and cost effective manner.

Liquid rubber coatings: liquid rubber coatings are made up of 100% solids, the coatings will not shrink as liquid rubber has superior adhesion that will bond to almost any construction material or substrate. They have elongations that exceed 350% and in some instances up to 1000% with a memory greater than 95%.

Liquid rubber is solvent free with no VOC’s and are compliant with all known environmental and OSHA requirements.  It can be used in confined spaces with-out respiratory equipment.

The coatings are resistant to thermal shock and will not crack in extreme cold, it will not slump or soften in extreme hot temperatures. Liquid rubber coatings can also be painted and are UV resistant.

Liquid coatings can be trowel , squeege , and spray applied.

Unlike urethanes, polyether-based liquid coatings and sealants will resist the damaging effects of sun (UV), rain, with both cold and hot temperature extremes.  Unlike silicones, polyether liquid rubber coatings are paintable and do not smell therefore enabling it to be used in confined spaces.

Here are just some of the commercial and industrial benefits of the liquid rubber coatings:

Metal Roofing and Flat Roofing: Liquid rubber is an excellent solution for metal and flat roofing. It is a hot rubberized asphalt mix that roofers have been installing on substrates such as concrete for decades, but what we are speaking of here is cold liquid rubber being applied. Liquid rubber is an excellent solution for flat roof restorations and metal roof problems.

The Liquid rubber coating is an excellent solution to all metal roof issues. The liquid rubbers traits help to resolve issues such as rust due to the rubbers excellent rust inhibitors. It is able to seal leaks without the roofs expansion or contractions being an issue due to the 350% – 1000% in elongation with a 95% memory. Liquid rubber has no VOC’s (100% VOC compliant) and is a true green roofing product. With a 10 year warranty extendable to 20 years on maintenance contract at 1/3 to 1/2 the cost of replacing a flat or metal roof, nothing comes close to life cycle costing of liquid rubber roofing.

Below Grade Waterproofing: Liquid rubber coatings can be used on almost any surface in any location that you may need waterproofing, including concrete. It can also be used on equipment wells, in between slab waterproofing, and other underground construction scenarios.

Pond Liners: Pond liners are typically applied with some form of rubber such as EPDM. It enables you to spray on the liquid rubber efficiently and with whatever level of thickness required. The American military sprays liquid rubber onto the containers that the troops drink from, if they use it for that then it is certainly good enough as a pond liner.

Eaves troughs – Gutters: Gutters can be coated on the inside to stop leaks.

Planter Boxes: There is nothing better than using liquid rubber to seal planter boxes. Liquid rubber waterproofing will help keep the water in the box.

Green Roofing Systems: Liquid rubber is ideal for green roofing as it is VOC free!

Plaza Decks: Plaza decks can be a difficult waterproofing scenario for facility managers due to the constant movement. Yet with the liquid rubber waterproofing it will outperform most applications. The movement of the structure no longer will be an issue with the elongation ability of the rubber.

Concrete and Asphalt Repairs: Sealing the cracks in concrete on asphalt is an ideal application for liquid rubber

Bulkhead Penetrations and Joints: Liquid rubber coatings will not shrink therefore it can be used in waterproofing bulkhead penetrations and joints.

Commercial and Industrial substrates and construction materials that liquid rubber can be applied to: ISO Insulation Board (such as flat roof ISO), Concrete, Steel, FRP, Drywall, Wood, Plywood, OSB, Asphalt, EPDM, TPO, PVC, EPS, SBS Modified Cap Sheet and SBS Base Sheet, Fiber, Board, Dens Deck, FRP (Fiber Reinforced Plastic), etc…

Liquid Rubber Coatings – Waterproofing (Roofing and Concrete), Corrosion Protection, Engineered Applications

Liquid rubber is a water-based, VOC, and solvent-free waterproofing liquid rubber product that is cold applied using an airless spray system, roller, or brush. Liquid rubber coatings cure to provide a seamless, fully adhered flexible membrane which prevents water ingress, ultraviolet light, and harmful chemicals.

These products are both worker and environmentally safe and are available for commercial, industrial, and residential markets for rubber roof and concrete structure protection.

This category of products can be spray to metal roofing, flat roofing including tar and gravel, BUR, SBS modified, and a number of other flat roof scenarios. Liquid rubber can also be used below grade for concrete foundation waterproofing and a number of concrete structural waterproofing scenarios.

Corrosion Protection

Liquid rubber addresses the major industrial problems of corrosion in a very efficient and high performance manner. Used alone or as part of a multilayered coating and lining system, liquid rubber protects metal in scenarios from salt water to acids with unparalleled success.

In terms of industrial usage, liquid rubber coatings provide corrosion protection in mining, marine vessels, offshore drilling sites, and metal warehouse roofing.

Our products are formulated to be safe to apply, even in confined spaces such as storage and process tanks. Using emulsion based formulations, liquid rubber’s corrosion protection coatings and liners are environmentally friendly and safe for the workers.

Engineered Applications

Liquid rubber provides facility owners with turnkey solutions to specific application requirements. These solutions begin by incorporating analysis and specification through to the completed application of waterproofing and corrosion protection systems based on our range of elastomeric and polymer modified acrylic and bitumen based coatings, liners, and membranes.

Flat Roof Patios – Roof-Top Patios, Decks, and Terraces Roof Top Patios, Decks, Terraces

The challenge with an outdoor patio or deck on a flat roof is that the waterproofing material or membrane used on the substrate/decking has to be done perfectly. The drainage for the low slope, and the decking material put on top has to be precise

(Some patios we service are on a flat roof itself or on a terrace balcony, while others could be on a garage.)

There are various types of rooftop decks and the different waterproofing membranes that can be used. There are flat roof membranes such as 2 ply SBS Modified Bitumen, 4 ply Built up Roofing, EPDM Rubber Roofing, PVC which is a

poly vinyl chloride, TPO which is thermal plastic. There are also products that can be applied to seal a substrate such as a concrete substrate with membranes like hot applied rubber asphalt systems and cold applied liquid rubbers (elastomeric coatings etc.)

The next issue that you would face on a flat roof would be the drainage issue. All repairs would need to be done with extreme precision in order to allow the proper drainage and slop.

After you have chosen the type of rooftop deck, the appropriate waterproofing membrane for on the substrate, and the drainage is correct. You then have the issue of what you place the membrane on itself. You will need to determine if any decking material on the membrane is required. We have seen customers use a variety of surfaces on rooftop patios, with everything from ceramic tile, paving stones, treated lumber, composite tiles, to Spanish tiles and granite.

Our recommendation to those looking at repairing, installing, or replacing a rooftop patio is to speak to a waterproofing expert first. The Home Depot or Lowes store decking material associate may be able to provide some suggestions on what tile to use, yet they may not understand the proper flat /low slope roof waterproofing and drainage practices. Roof top waterproofing for a deck system is different than normal flat and everyday roofing. With rooftop decks and patios the two worlds meet. The staff at General Roofing Systems Canada can assist you in designing a rooftop patio system that should last 20 or more years. In order to achieve these results, it is vital that owners do not try to take the least costly way out. When Owners begin to cut corners in an attempt to save costs that is where the errors occur and end up being more costly later on due to future repairs.

Below we have a report that came in to the GRS office from a roof repair technician. It shows a rooftop patio that is not very old and was installed incorrectly. Due to the improper installation, the owner is now having to pay for costs that could have been avoided. As a result of this the deck material, patio’s flat roof membrane and the sheathing/substrate will have to be removed and replaced. There is even the possibility of remediation for mold and trusses being replaced.

We hope that this article will help home owners to be more aware when purchasing decking materials and to contact a waterproofing specialist first. This tip will help you to enjoy your patio/deck for years to come without the need for repair.

Flat Roof / Low Slope Membrane Information:

Initial Client Inquiry:

I have a 300 sq. ft. rooftop deck that currently is leaking.  I was wondering if I can get someone to have a look and estimate what is required to resolve the problems we are having.

Assessment, July 27 2011:

The roof top deck is having leak problems. The rooftop deck is 95% tiled. Under the patio tile is a  deck-type waterproofing membrane and then plywood substrate. The worst area of the rooftop deck is in front of the sliding doors of master bedroom. It is not tiled. The roof top deck is covered in a paintable rubber deck membrane (low cost liquid coating). Where the tile and deck meet is a metal flashing that is letting water in. The wood decking is rotted. Not sure if you can put grout on PVC decking material, I suspect when the rooftop deck was originally tiled this is probably what caused the problems. The homeowners don’t want the ceramic tile on anymore. To fix this rooftop terrace/deck it needs a whole new rooftop deck replacement. The deck needs a tear right to the substrate and inspection of the substrate wood. This terrace is unable to be repaired and will required a full re-do
