Roof Coating – Why does a Metal or Flat Roof Coated in Rubber work so well?

Roof systems expand and contract and buildings move. The secret to the new generation of roof coatings is the coating elongation (900% or more) – they are suited to cold Canadian winters and summers. The new coatings stretch and move with the metal or flat roof systems. They are monolithic (there are no openings or seams) and they stretch. Metal roofs can be quite difficult to repair; finding the source of the leaks can prove to be quite a frustrating experience for roofers, business owners and homeowners alike.

Metal roof seams, fastener holes, fastener gasket, flashing, vents, etc. can all move, and expand/contract. Liquid rubber can be sprayed, rolled, brushed, trowel applied. One advantage this coating process has is that we can apply the liquid rubber up walls to areas where ice dams commonly cause leaks on industrial roofing.

Re-roofing Procedures

The roof openings (goosenecks, roof vents, skylights, valleys, plumbing flanges, etc) when you are re-roofing need to be tied in (flashed with metal and with roof membrane) properly. The roof openings and valleys of the roof (where roof lines intersect) are where all the problems start with re-roofing.

Re-roofing Specifications GRS uses to attach, flash, neck tie our roof openings is shown in the photo above.

When re-roofing a home, it is critical to neck tie (surround the roof penetration) with proper peel and stick or blue skin membrane to avoid ice, snow, water back up into your attic space.

In this instance, a roof vent (goose neck – notice it is a coloured roof vent) is shown. The deck of the roof has a premium Titanium Synthetic Roof Underlayment installed, then the IKO Cambridge Shingles – the goosneck also has a premium Karnak Caulking underneath, then the gooseneck is installed and nailed, then a blue skin or a premium Ice and Water or Peel and Stick membrane (such as Grace Membrane) to the horizontal (or back side) and vertical (or side) of the gooseneck (not shown in pic as not installed yet) and then the IKO Cambridge Shingles continue to be installed – taking care not to nail through the laminate shingle and through the ice and water peel and stick and into the back of the vent flange into the deck. Once a flashing is installed, you do not want to nail again through a shingle and into the flashing to the roof deck.

Roofing Calgary Alberta – Roof Repair Report [July 20, 2011]

Inspecting your roof before you buy your home is very important. The roof on your new home may be one of the most costly repairs you do after moving in. Some home inspectors just don’t have the experience to catch problems that can escalate the cost of roof repairs very quickly. Here’s a report from a roof repair from Calgary, Alberta today – our roofers didn’t even catch the problem prior to ripping the shingles off, how could the average home inspector?

Here’s the roof repair report that came in….

         “When we tore the roof of the area I had assessed prior, I discovered there were 3 layers of shingles beneath the one I had assessed which I did not see because they had used drip edge all the way around the roof edge so my small 10 bundle (low slope roof) tear off became a 40 bundle tear off with each layer of shingles becoming more difficult because of the time the shingles had been on the roof. This posed several problems not allowed for in the roof repair costing, first of all because of the fact that our roof repair garbage went from 10 bundles of shingles to 40 bundles of shingles (at about 70 pounds each), I now needed a bin to handle the added shingle tear garbage which I had planned to haul away in the pickup truck and not a shingle disposal bin. The man hours spent on removing the old roof shingles were already a little over total time allowed for the job so I phoned the customer and told him about the situation and that the cost to do the repair had doubled. He agreed under the circumstances I could not have foreseen the extra cost involved in this roof repair and approved us to go ahead and finish the roof repair project.”

Roof Replacement – To Replace or Repair the Roof?

The issue of whether or not to replace your roof or to just continue making repairs on the existing one poses to be a high debate this time of year. GRS thought it would be beneficial to others to post a roof report that came into our office that deals with this exact question.

To Replace or Repair the Roof: A Roofers Report

One of our Calgary Roofing Repair clients mentioned to me that he was having some issues with the skylights leaking on his cedar shake roof. The skylights were coming loose and causing damage every time we had a storm. He even had hail coming through it at one point!

He also mentioned some issues regarding the roofs chimney and how it had been leaking and that he was aware that the overall condition of the roof was in poor condition. Yet he still wondered if there was any way it could be fixed, focusing on the areas that were in the most urgent need of repair instead of replacing it all together.

The main house is a 12/12 roof with a 9Ft 5/12 section on all the eaves so the pitch change has flashing on it. Fortunately there are enough roof valleys and hips on the roof that we were able to make it to the top for a full roof inspection.

The first roof skylight we saw was the one that had been flapping around in the wind. The skylight was fastened from the inside and was about 25 Ft from the floor. The inside frame of the skylight had been ripped off from every fastening, all except for one screw. I was baffled as to how this skylight was not already blown away and laying in a field.

The back pan on this skylight along with three of the other four skylights was not running past the corner, causing it to leak. They had been tarred numerous times, yet the roof tar dried up causing it to leak again. This is the point in which the roof becomes a true nightmare.

The chimney had been decorated with stone work oer top of the flashing AND the existing roof where there is an area that is probably a short back pan on the top section. Lower down there is a diverter (Half saddle) which the top does not quite make it under the stone. It was either installed after the stone, or the stone was just not big enough to cover it.

I told the client in order for us to flash the chimney properly, the stones that were interfering would need to come off and put back on after the flashing was in place.

There are several areas where the cedar shake capping is missing, I would say there would be about two days’ work just to repair the skylights, chimney and replace the missing cedar shake capping. I told the client the cost required to fix all the damage would be a waste, as the money would be better spent going towards a new roof/ replacement where it would serve him better for many years to come.

Below is a report from one of our flat roofers that is currently repairing a TPO flat roof. The field report was interesting to us from a few perspectives; 1. The TPO flat roof has a number of repairs required, so it shows folks attempting repairs on their own flat roof some DIY – “How to Repair a Flat Roof” assistance, 2. The roof repair report shows really how many things can go wrong if the wrong flat roofers are hired to do a roof replacement, 3. There is also a funny comment about rocks being on the roof (and bird poop) – roofers have always known that birds bring rocks up to the roof all the time, the question is why? Why are there so many rocks on these flat roofs from the birds? Perhaps one of our readers knows the answer and could email us at info@grscanadainc.com.

Single Ply Roof Membrane (TPO) Repairs

Today we fixed 258 roof deficiencies and possible leak spots on the flat roof.

The reasons for roof failure on this flat roof are as follows:

– incomplete welding and improper welding of flat roof membrane – repaired

– leaving spots of roof unwelded – repaired

– not applying enough heat to the tpo roof membrane – repaired

– not cleaning the area to be welded properly before welding the tpo – repaired

– there were no corner patches at any corners of the roof – repaired

– there were glued seams that should have been welded, causing the seams of the roof membrane to lift – repaired

– there was stripping for parapet walls that were supposed to come down and go onto the field minimum 4 inches and at times there was only an inch to 1/8 inch of membrane on the field of the flat roof – repaired

– none of the roof corners were rounded, causing the roof membrane to lift – repaired

– found roof membrane welded seams that were covered in glue – repaired

– found deficiencies in all pipe boots installed to the roof. the pipe boots were installed with the quick prime and tape method (pipe boots should always be welded to the field on a single ply tpo flat roof system) – repaired

– TPO patches that weren’t welded down properly, due to not applying enough heat to the roof – repaired

– found a few screws that were not installed correctly, the screws were poking through the flat roof membrane – repaired

– also noticed electrical wire running through a parapet wall, whoever installed it cut a whole in the roof and put a piece of plywood over top, so I glued a piece of membrane on the plywood and welded the seams – repaired

This Flat Roof was extremely dirty – dirt, dust, bird feathers, bird poop, metal clippings, screws, nails, bolts, nuts, old olfa blades, tpo clippings, and rocks???

Perhaps some of those issues that can occur with TPO flat roof repairs may help you, but we are really wondering about the rocks on the flat roofs. The writer believes birds bring the rocks to the roof to play with, and use the rocks as a tool, and to suck on when it’s hot. When I typed the question in to google, nobody had posted comments on the internet about rocks on the roof from birds…. seems strange. Maybe it’s to late and roofers that are on call 24 hours a day for roof repair don’t make sense – so I’ll shut this post down now.
