Leaking Metal Roof Systems

A metal roof on a residential project may or may not be installed on a high slope. If installed on a high slope, it is less likely to leak However, many industrial and commercial roof systems are low slope. If a metal roof is installed on a low slope, chances are leaks will occur.

Why does Metal Roofing Leak?

Metal roofing expands and contracts with changing weather conditions, which causes the roof fastener holes to get larger over time. This is especially true in our unpredictable Western Canadian climate. Expansion and contraction of the metal causes the seams to expand and contract which can cause leaking as the seams  become less crimped or locked over time. Ice damming and snow loads can also cause metal roofing to leak. Ice damming can even back up at the eave of a metal roof,  especially if there is a gutter system that is frozen solid. Ice damming can move roof vents or various roof openings enough to cause a leak. Snow loads can weigh down metal roofing so much that seams become more exposed. Caulking of roof vents and roof openings become brittle and crack over time which can also cause leaks.

SG1S1511
Metal Roofing – Ice Damming at Eave

Metal roofing will also trap moisture on the underside, causing condensation that will eventually result in a roof leak.

Metal roofing is a watershed product,  not to be mistaken as a waterproofing product. Waterproofing is a completely different discipline in roofing. Metal systems are inherently designed to be secure yet will eventually leak.

SG1S1524
Metal Roofing – Roof Ice Damming Leaks

Metal roofing is one of the best roofing systems you can purchase in the world. It will outlast most other roofing surfaces. However, there are some exceptions that will last longer, such as: slate roofing, rubber roofing, concrete tiles, synthetic tiles. Nonetheless, a metal roof is undeniably one of the longest lasting roofing materials in the world.

What separates a roof that lasts fifty years and a roof that lasts twenty years is the quality of roofing material, the metal roofer’s installation specifications, and proper maintenance of the roof over the years.

metal roof 7 (2)
Metal Roofing – Installation is Key

Quality metal roofing costs more than the less expensive versions.  A lower quality, less expensive metal roof may only last fifteen or twenty years. whereas a metal roof that is installed using a higher quality will last fifty years. In either instance, if the metal roof is installed poorly, a fifty year metal roof may only last a year.

A metal roof installation needs to be precise and needs to allow for the fact that it  is a watershed and not waterproofing material. By its nature, a metal roof  watersheds, therefore it is expected to eventually leak. Whether that leak will affect you is determined by a number of variables such as hidden fasteners that provide more protection than exposed fasteners, using locking panels, using a steep versus a low-slope system, and a premium roof underlay beneath the metal roofing material.

Replacement, Repair, or Restoration. What’s the Answer?

There are a number of ways to avoid the problem prior to needing to replace a metal roof. We won’t go in to those ways in this article, as this article is to assist those wanting to explore avenues of metal roof restoration, repair, or replacement.

General Roofing Systems will typically suggest a few answers to your metal roof leak problems:

Maintenance
Maintenance should be conducted on an annual basis. Caulking made for metal roofing is available and should be re-done every fall. Be sure gutters are kept clear during the winter. DO NOT let your gutters freeze up as this will cause problems with your metal roof. Also, snow loads are important; try your best to maintain a reasonable amount of snow on your roof. If possible, keep the snow off.

Repair
Repairs usually involve maintenance such as caulking, replacement of vents or some form of sheet metal fabrication for a detail on the metal roof. If the roof leak and subsequent repair isn’t focused to a specific issue, but is more of an intermittent leak issue, then you are likely best looking at a metal roof coating or a metal roof replacement.

Roof Coating – Liquid Rubber Technology

Coating
Coatings were once looked at as a short term solution.

New coating technology is extremely successful, long lasting, consistent, and has finally solved the roof expansion and contraction problem.

Liquid rubber polyether roof coating technologies are solvent free, maintain 900% elongation, UV resistant, bond to almost any construction or substrate, liquid cold applied, elastomeric, great for green roof applications, 100% solids and will not shrink, they are compliant with all known environmental requirements, resistant to thermal shock and slumping at high temperatures.

The first benefit of coating a metal roof vs. replacing your roof: Metal roof repair, or coatings, are considered maintenance and as a result are a tax deduction.

The second benefit of metal roof coating in today’s market is that the new liquid rubber coatings are highly effective, even more so than most new metal roof systems. The new liquid rubber coatings are highly advanced (developed as a result of nanotechnology) and the elongation values are in the order of 900% and are UV resistant. The roof coatings move with the expansion and contraction of the metal roof and keeping it waterproof.

The third benefit of the new metal roof coatings is that a roof coating will cost you about 1/3 to 1/2 the price that a new roof replacement would.

The final benefit to coof coatings worth mentioning is that the new liquid rubber polyether technology last several years.  We have a ten year warranty with an option to extend to twenty years in some instances (requiring a maintenance coat at 10 years typically).

Industrial & Commercial Roof Waterproofing Solutions

Metal, Flat Roof or Waterproofing Problems?

General Roofing Systems Canada has been installing liquid rubber coatings on an increasing number of commercial and industrial applications lately.  It is the first time that a waterproofing product has come along that is truly predictable and highly effective. The development and use of liquid rubber coatings has solved several roofing and waterproofing related issues in both above and below grades in a very effective, predictable, and cost effective manner.

Liquid rubber coatings: liquid rubber coatings are made up of 100% solids, the coatings will not shrink as liquid rubber has superior adhesion that will bond to almost any construction material or substrate. They have elongations that exceed 350% and in some instances up to 1000% with a memory greater than 95%.

Liquid rubber is solvent free with no VOC’s and are compliant with all known environmental and OSHA requirements.  It can be used in confined spaces with-out respiratory equipment.

The coatings are resistant to thermal shock and will not crack in extreme cold, it will not slump or soften in extreme hot temperatures. Liquid rubber coatings can also be painted and are UV resistant.

Liquid coatings can be trowel , squeege , and spray applied.

Unlike urethanes, polyether-based liquid coatings and sealants will resist the damaging effects of sun (UV), rain, with both cold and hot temperature extremes.  Unlike silicones, polyether liquid rubber coatings are paintable and do not smell therefore enabling it to be used in confined spaces.

Here are just some of the commercial and industrial benefits of the liquid rubber coatings:

Metal Roofing and Flat Roofing: Liquid rubber is an excellent solution for metal and flat roofing. It is a hot rubberized asphalt mix that roofers have been installing on substrates such as concrete for decades, but what we are speaking of here is cold liquid rubber being applied. Liquid rubber is an excellent solution for flat roof restorations and metal roof problems.

The Liquid rubber coating is an excellent solution to all metal roof issues. The liquid rubbers traits help to resolve issues such as rust due to the rubbers excellent rust inhibitors. It is able to seal leaks without the roofs expansion or contractions being an issue due to the 350% – 1000% in elongation with a 95% memory. Liquid rubber has no VOC’s (100% VOC compliant) and is a true green roofing product. With a 10 year warranty extendable to 20 years on maintenance contract at 1/3 to 1/2 the cost of replacing a flat or metal roof, nothing comes close to life cycle costing of liquid rubber roofing.

Below Grade Waterproofing: Liquid rubber coatings can be used on almost any surface in any location that you may need waterproofing, including concrete. It can also be used on equipment wells, in between slab waterproofing, and other underground construction scenarios.

Pond Liners: Pond liners are typically applied with some form of rubber such as EPDM. It enables you to spray on the liquid rubber efficiently and with whatever level of thickness required. The American military sprays liquid rubber onto the containers that the troops drink from, if they use it for that then it is certainly good enough as a pond liner.

Eaves troughs – Gutters: Gutters can be coated on the inside to stop leaks.

Planter Boxes: There is nothing better than using liquid rubber to seal planter boxes. Liquid rubber waterproofing will help keep the water in the box.

Green Roofing Systems: Liquid rubber is ideal for green roofing as it is VOC free!

Plaza Decks: Plaza decks can be a difficult waterproofing scenario for facility managers due to the constant movement. Yet with the liquid rubber waterproofing it will outperform most applications. The movement of the structure no longer will be an issue with the elongation ability of the rubber.

Concrete and Asphalt Repairs: Sealing the cracks in concrete on asphalt is an ideal application for liquid rubber

Bulkhead Penetrations and Joints: Liquid rubber coatings will not shrink therefore it can be used in waterproofing bulkhead penetrations and joints.

Commercial and Industrial substrates and construction materials that liquid rubber can be applied to: ISO Insulation Board (such as flat roof ISO), Concrete, Steel, FRP, Drywall, Wood, Plywood, OSB, Asphalt, EPDM, TPO, PVC, EPS, SBS Modified Cap Sheet and SBS Base Sheet, Fiber, Board, Dens Deck, FRP (Fiber Reinforced Plastic), etc…

Roofing, Roof Repair – Preventative Roof Maintenance Encouraged Before Winter Comes!

Fall has arrived and winter is just around the corner. This time of year is when people tend to be the most busy, with having just came back from vacation to children starting school and various other activities. With so much on the go for people, the last thing that you want to think about is the ROOF!

Yet the reality remains, this is also the busiest time for roofers, as facility managers and homeowners alike start to prepare the buildings for the harsh weather that winter brings. This is the best time to consider whether or not your roof has any current issues that need attending to.

snow and ice damming
Ice damming across a gutter system

The snow loads in Central Alberta and Northern Alberta were record setting. For many of the roof systems, if they did not fail or have issues last winter, it is almost certain they will have problems this winter.

We have  watched several commercial and industrial roofs completely fail in the Edmonton and Red Deer areas. The roofs literally buckled under the pressure from all the weight of the snow we received. Yet we believe this could have less severe had proper maintenance been taking place before the season hit.

This  winter has proven to be highly unusual. We experience such diversities in the climates all around western Canada. For example, in Vancouver our crews were busy with torrential rain, while in Saskatoon and Regina they were busy with snow falls, and in Calgary it was a constant cycle of  freeze and thaw. All this diverse weather  kept our roofing crews at complete capacity, often having to work many hours of overtime.

Some things to consider for your commercial, industrial, and residential roof maintenance prior to the next winter setting in;

Flat Roofing: Any flat roofing that took on heavy snow loads will most definitely require some attention. We highly recommend that owners heed the warnings from the previous season and at least asses the current quality of there roof, it would be best to have this assessment completed before the first snow fall. We have an annual roof repair and maintenance check list for flat roofing and the maintenance required to be completed listed on our website.

Metal Roofing: Metal roofing was hit the hardest last winter. The reason is that metal roof systems, especially commercial and industrial, had snow loads that compromised the metal roof panel seaming. In other words, the metal panels on the roof have been warped or pressed down so hard that the seams between the panels and the fasteners are compromised. The other issue we are seeing with industrial and commercial metal roofing this year is that many of the gutter systems are damaged.

The problem with metal roof systems on industrial buildings is that when the ice builds up in the gutter it will then back up and enter the building under the metal cladding. Fortunately, there are excellent solutions for metal roof issues yet most cases do require a full replacement.

Nowadays we can coat metal roofing with liquid rubbers. This is a elastomeric spray on roof coatings that will seal the metal roof seams, fasteners, and vents.

To learn more about how to solve metal roof leak problems search the topic on our blog at the top right corner. Simply type in your inquiry and our search engine will show results of the pages to help.

In addition to this, our main web site contains several pages on metal roofing, roof coatings, and roof repairs. You can find this information listed below with  the following links:

Residential Roofs: These systems did not have nearly as many structural  failures that occurred with Industrial and Commercial roofing last year. Although that is not saying that residential roofs, roof attic ventilation and condensation did not have their fair share of complications.  The reason being is that with the snow loads on roofs, the ice damming, condensation and ice backups in gutters, caused numerous problems.

As stated earlier, this winter season has been a treacherous one. Due to this fact, GRS would like to remind everyone to have an assessment completed on their roof for the next season BEFORE snow begins to fall.

New Generation of Roof Coatings

With every new product or technique there is always some skepticism to be had among both technicians and buyers alike. Yet with the new elastomeric rubber roof coatings, this has proven to be a positive experience among all who use/receive it. Our crews have been quite satisfied with the coatings that are placed down on the metal and flat roof systems.

Roof Coatings for Restoration, Repair, Maintenance

Liquid rubber elastomeric polymer roof coatings have proven to be quite efficient in the field. When metal or flat roof systems need repair, this new generation of roof coatings is something that should be considered for your roof repair or restoration process.

Roof Coating Warranty and Guarantee

Our liquid rubber systems come with a 10 year, no hassle warranty from the manufacturer. Yet GRS is able to extend this guarantee for an additional 10 years, giving owners a full 20 year warranty. In addition to this, our lifetime workmanship guarantee would also be honoured, therefore providing a full lifetime warranty for the duration you own the building.

Roof Coating – Why does a Metal or Flat Roof Coated in Rubber work so well?

Roof systems expand and contract and buildings move. The secret to the new generation of roof coatings is the coating elongation (900% or more) – they are suited to cold Canadian winters and summers. The new coatings stretch and move with the metal or flat roof systems. They are monolithic (there are no openings or seams) and they stretch. Metal roofs can be quite difficult to repair; finding the source of the leaks can prove to be quite a frustrating experience for roofers, business owners and homeowners alike.

Metal Roof Fastener Gasket (rubber around screw)
Metal Roof Fastener Gasket (rubber around screw)

Metal roof seams, fastener holes, fastener gasket, flashing, vents, etc. can all move, and expand/contract. Seams between panels become larger, fastener holes become larger over time, the rubber gaskets on the screws deteriorate over time from UV, and flashing gives way to ice dams and expansion and contraction over time. The new roof coating is able to solve this problem by providing a 100% expansion rate to all surfaces.

Cost of Roof Coatings, Roof Replacements, and Roof Repairs

The cost to temporarily repair your roof (whether it is a flat roof or metal roof) is typically around 10% of the value of the roof (average over lifetime of roof). The cost to replace your metal or flat roof is roughly between 8.00 and 20.00 per square foot. Essentially a roof coating will only cost you half of what a full replacement would. Both coating and roof replacements have the same length of warranties. And should you choose to go with a roof coating it is tax deductible as it is considered maintenance.

Flat Roof Repair, Coatings, and Restoration

General Roofing Systems Canada provides flat roof coatings throughout Canada. Roof coatings are completed in the following cities: Calgary, Red Deer, Edmonton, Fort McMurray, Lloydminster, Saskatoon, Regina, Medicine Hat, Lethbridge, Canmore, Banff, Cranbrook, Kelowna, Vancouver, Whistler, Winnipeg, Toronto and points between. Technology has changed. Today’s flat roof coating technologies allow for GRS to offer highly effective flat roof coatings that perform extremely well, have relatively lengthy manufacturer warranties, possess tax deductible benefits that a new flat roof system can’t offer, and are economically more feasible than traditional roof maintenance systems (the new flat roof coatings have excellent life cycle costs not available in past).

Flat roof coatings available today are an excellent, predictable solution for waterproofing new or old flat roofs (low slope roofs). GRS has cool roof coatings (“reflective white coatings”) and we also supply and install black rubberized flat roof coatings (which are more commonly used in Canada). We have recently been installing a number of flat roof and metal roof coatings throughout Western Canada (early in the 2011 season) and we will be posting the process of those installations to our blog as soon as photos start coming in from the sites.

GRS flat roof coatings are an excellent solution for flat roof repair over most aged flat roofing materials except coat tar roofing (in which case a roof recovery membrane system is better suited). As a side note, we can offer an “out of the box” manufacturer warranty on the new flat roof coatings that is 10 years, and on flat roof recovery systems 20 years is available from the manufacturer.

Technology in both categories of flat roof remediation or restoration has certainly changed in recent years. GRS installs flat roof coatings over metal roofs (the photo above shows a metal roof coating in progress in Leduc, AB just south of Edmonton), BUR Tar and Gravel Roofing, Modified Bitumen SBS Torch Down Roofing, and Single Ply Roofing such as EPDM, PVC, TPO, etc.
Our flat roof restoration systems utilizing roof coatings allow our clients to avoid a complete re-roof tear-off; they complete the flat roof repair or restoration process faster; coatings lower flat roof maintenance and replacement life cycle costs; and roof coatings (or roof recovery systems) eliminate landfill costs.
Coatings are applied using a brush, roller, squeegee, and/or sprayers as required. The coatings cure quickly (set instantly and cure within 48 hours). With excellent advancements in roof coatings our client base has rapidly grown also, GRS has many satisfied commercial and industrial clients that can attest to the remarkable advances in product deliverables in this particular segment of the roofing maintenance industry. We strongly encourage anyone with a flat roof or a metal roof that is seeking replacement, repair, or maintenance to look in to this excellent solution.

In addition to the new roof coating products being an excellent solution and alternative to complete flat roof or metal roof replacement, many of our flat roof coatings are green, environmentally friendly roof coatings. A few points of note:

  • They carry a 10 year roof coating warranty.
  • UV resistant.
  • Have  tax deductible benefits as they are considered maintenance and not a new roof.
  • Coatings are cold-applied roof systems (no open flame is used on the roof).
  • Many of our roof coating systems do not contain any toxins or VOCs.
  • Highly elastomeric – in most cases are equal to or exceed 850% elongation with 95% recovery – that is a very elastomeric roof coating – they are able to adapt to surface movement and thermal changes like few flat roof solutions can.

Metal Roofing Secrets Revealed

GRS Canada re-roof and installs metal roofing throughout Canada. Our roofing services are available in Toronto, Calgary, Red Deer, Edmonton, Lloydminster, Saskatoon, Regina, Medicine Hat, Lethbridge, Canmore, Kelowna, Vancouver, Whistler and points between.

Choosing the right roofing material for your home can be a mystery for many homeowners. With the number of options available, it has become increasingly difficult to choose.

Over the last few years, residential metal roofing has grown significantly in popularity as many homeowners have learned of its durability, while others have focused on the many styles and colors available. However, there is still a greater number who are trying to unravel the clues.

Tom Black, executive director of the Metal Roofing Alliance (MRA), answers the most common questions most homeowners have about metal roofing:

Why should a homeowner consider metal roofing?
Metal roofing has many advantages. For example, metal roofs have a lower life cycle cost than most traditional roofing material such as asphalt or cedar and it can withstand severe weather such as hail, snow, high winds as well as fire. It’s also available in many styles and colors to fit virtually any home.

What is the overall cost of a metal roof?
Metal roofs can initially cost three to four times more than traditional roofing materials, but homeowners should keep in mind that the typical asphalt or cedar roof requires replacement every 15 years. While asphalt or cedar roofs are initially cheaper, when homeowners consider the cost of a metal roof spread out over a 60-year period, metal is the clear choice.

Do metal roofs come with warranties?
While most premium asphalt roofs will last from 12 to 20 years, metal can last more than 60. That’s why you’ll find most metal roofing with warranties of about 50 years — nearly four times more than most other roofing products.

Aren’t metal roofs noisy?
Not at all. Metal roofs with solid sheathing and insulation control noise from rain, hail and bad weather just as well as any other roofing material.

How does metal roofing stand up to extreme weather?
Metal roofing is the most durable roofing material available. Whether it’s hail, snow, severe winds or even fire, metal roofing protects homeowners from whatever Mother Nature can throw their way. For example, in a hail storm, a metal roof’s solid structure prevents dents, dings and other damage hail is known to cause. In fact, homeowners in some areas receive up to a 30 percent reduction in their homeowners insurance for having a metal roof installed.

Will metal roofing help combat the rising cost of energy?
One of the most beneficial aspects of metal roofing is its ability to insulate a home. Not only does metal roofing keep the house comfortable regardless of the weather outside, but it can actually lower air conditioning and heating bills.

Will metal roofing fit with the style of my house and neighborhood?
Definitely! Metal roofing comes in a variety of styles, colors and finishes and is made to look just like other popular types of roofing material including cedar shake, slate, asphalt shingles and clay tiles.

Where can homeowners go for more information on metal roofing?
Homeowners can go to www.metalroofing.com to learn more about metal roofing, view the various styles available and participate in the “Ask the Experts” section.

Emergency Roofing Repairs

Wind Warnings and Torrential RainFall has been causing roof failures in British Columbia, while meanwhile in Southern Alberta high Winds are Blowing Shingles, Shakes, and Tiles off Roofs Again.

This week has been tough on roof systems from the West Coast all the way to Saskatchewan. Our call center has been over-whelmed with wind related roofing repairs calls along the West Coast including Victoria, Vancouver Island, Vancouver, Vancouver North Shore, and in the Fraser Valley. While in Southern Alberta such areas like Lethbridge, Medicine Hat, Okotoks, and even into Calgary have been experiencing wind gusts of up to 120 km/h.

The unusual high winds have been tearing shingles off roofs and causing general havoc with a variety of roofs types. We have received calls with complaints of skylights blowing off or leaking, roof vents, flashing, and even roof hatches needing repair.

With the heavy rain on the West Coast, this has caused flat roofs to fail, this particularly has applied to those that have drainage issues or drains that are plugged. With the cycles of having warm air thawing to only freeze again due to the Chinooks in areas like Calgary, AB, this has been resulted in our 24 Hour Toll Free Emergency Roof Repair line to receive several repair calls.

We are finding that Roofs with improper attic ventilation are having condensation issues to areas even as far north as Edmonton and flat roofs are requiring more maintenance to clear drains that are freezing over with ice.

Solutions for Roof Repairs, Attic Condensation, and Roof Drainage Issues

Flat Roof Drainage Problems: Flat roofs unfortunately do require some regular maintenance, especially in high winds and freeze-thaw cycles.

Roof Drainage: The roof drains are prone to clog from leaves, tree branches, and with the ice and snow melting and freezing on the roof. Drainage problems on flat roofs can also be compounded by an inadequate slope of the roof. Nonetheless, a spring and fall maintenance of the roof is key to ensuring the roof bears well during bad weather. Click here to see our  Flat Roof Maintenance check list.

Roof Inspection: Extreme winds, heavy rain-fall, and snow and ice melting should trigger an inspections to be completed. It is preferable that this is completed during the storms to ensure our technician’s ability to see if the roof drains are clear.

Roof Slope Problems: With improperly sloped flat roof systems, there are solutions to mitigate these issues. An improper roof slope can be examined with our technician at the time of inspection or while we are performing maintenance to your roof.

Condensation in Attic Spaces

Roof Sheeting Mold, Attic Mold, Condensation II
Condensation in Attic Space

Sloped or Pitched Roof Attic Condensation Problems Attic condensation repairs or remediation tend to be a more involved process requiring a number of steps.

Solving Attic Condensation

Your attic require proper ventilation. You need to check the intake air typically at the roof soffits to be sure that there is enough air coming in to your attic space. Be sure to check that insulation is not covering the air from entering your attic by following the air flow along the roof sheathing to where you come to the ridge or peak of the roof.

Check the exhaust vents (typically by each square foot or along the ridge) to be sure they are not plugged with snow and see if there are enough roof vents. You will need about 1 square foot of roof venting per 100 – 300 square feet of attic. A calculation commonly used by our roofers for attic / roof ventilation is 1:250. If the air vents exhausting the intake air is appropriate then you need to check the vapor barrier of the attic. It cannot be compromised and be letting warm air in.

Warm air rises through the attic into the roof sheathing. The snow on the roof then melts and creates ice dams. The ice dams then back up under shingles, shakes, and tiles causing leaks in to attics and then ultimately in to your house through the ceiling. If none of these problems can be found in your attic, it is best for you to then call the experts.

Shingles Torn off in Winds

High Wind damage and Roof Repairs to Shingles, Tiles, and Shakes Repairing Damaged Roofs: Ultimately, after the installation of shingles, tiles, or shakes are complete and the winds begin to increase, you can now face blow-off problems. The best we can do is repair the windblown damaged roof.

How to Shingle a Roof: Prior to having your roof replaced, it is a good idea to know the specifications and the proper way to shingle a roof to ensure your roofing contractor is in check at time a roof replacement is required. Our website has a series on How to Shingle a Roof that explains the process of shingling for areas with high winds and how to avoid costly repairs due to wind damage.

Roof Underlay: Beyond the actual installation principles when replacing your shingles, shakes, or tiles there is the issue of the roof underlay. If the proper roof underlay is used and is installed correctly, then one does not have a concern in regards to shingles, shakes, or tiles being blown off. The roof underlay or membrane will keep the roof water-tight with-out the shingles so no leaks occur.

Shingles for High Winds: Finally, there are roofing shingles available that are designed to withstand high winds. Shingles like the Malarkey Legacy have high wind ratings of up to 170KM per HR which gives areas like the West Coast, North Shore of Vancouver, Calgary, Lethbridge etc. some advantage over the winds that damage roofs every year.
Should you have any questions or concerns regarding your roof, our office is always able to provide over the phone advice, set up inspections or arrange for a complete repair.
