Roof Ventilation Changed for Proper Attic Air Flow (Condensation Problems)

This is the time of year that we receive a number of calls from homeowners regarding  leaking roof problems.

Some of the top reasons for leaking roof problems are:

  1. Chimney flashing is installed incorrectly and is leaking.

  1. Skylight flashing has leaks due to incorrect installation.

3. Valleys on roof are leaking. Shingles in roof valleys are commonly done wrong.

  1. Attic condensation that causes moisture in the attic. The attic moisture manifests as “roof leaks” due to poor roof ventilation. Roof ventilation is not adequate at either the ridge of the roof (exhaust) or at the soffit area (intake).

  1. Improper Installation of Roof Underlayment.

Above is an example of proper roof vent installation. This method can be used with any penetration at the roof deck. Roof vent has caulking under vent, high quality ice and water underlay is applied to both sides and to the back of vent which will not allow ice build up to enter under shingles to cause any roof leaks.
  1. Improper Installation of Roof Flashing at Wall (where roof meets a wall).

The Roof Flashing at wall base on this home was not done correctly (non existent) on this cedar roof resulting in the home-owner experiencing leaks.

 

The home in the photos of this roof repair were experiencing leaks in there skylights. To resolve this issue, we changed the skylight flashing, which brought forth further attic condensation problems. The combination of the two problems resulted in the roof ventilation needing  to be repaired.

The steps to complete this repair are as follows:

Remove roof vents at peak of roof. 

  1. Remove IKO shingles around roof vents to expose roof underlay.
  2. Remove roof underlayment to roof deck (sheathing).
  3. Remove DuroFlo vent to expose roof attic space.
  4. Inspect exposed roof deck for damage due to attic moisture (condensation).
  5. Install backing to opening and fasten roof deck patch to holes.
  6. Install patch cut to fit each hole.
  7. Install new roof underlay.
  8. Install IKO shingles as needed.

Install 2 new Whirlybird turbine roof vents at peak:
1. Remove IKO shingles at location on roof.
2. Remove roof underlay to expose roof deck.
3. Inspect roof boards for condensation.
4. Cut hole in roof deck to install new vents
5. Attach whirley bird vents to roof deck over vent access.
6. Install new underlayment.
7. Install IKO shingles as needed

About Roof Ventilation:

Correct attic ventilation provides your roof with the correct amount of airflow to prevent moisture buildup. Moisture in the attic space causes roofing to rot and release condensation. Proper ventilation will help energy costs by regulating the temperature of your home.

Attic ventilation is important to reduce the buildup of heat in your attic which can cause ice dams, shingle decay, condensation, higher energy costs and even mould. Additional ventilation is often required in older homes to meet the BC, Alberta, and Saskatchewan Building regulations. This is also required to meet  the shingle manufacturer warranty requirements.

Attic ventilation can be corrected:

The roof repair above shows us adding roof vent turbines (whirley birds) to increase air flow to the attic in this home. You can also install ridge vents or more conventional roof vents.

How to Calculate Proper Attic Ventilation:

There is no such thing as having too much attic ventilation.  Realistically you want your attic to be the same temperature as it is outside in the winter and in the summer you want  to be able to get the warm air out.

The primary focus when  ventilating an attic is to not actually bring down the attic temperature (of course this would be beneficial in summer when your house and attic are hot). The main reason for ventilating the attic is to eliminate the moisture in your attic space that causes roof leaks and a host of other problems such as; ice dams, rot, shingle warranty problems, paint peeling and mould. Improper venting causes your house to sweat and not breath right.

The following is how you would calculate the proper amount of ventilation required for an attic:

  1. Multiply the total square footage of your attic space by 144.
  2. Divide the total above by 2.
  3. Divide total above by by 300.
  4. What is called the “net free” area you now know. The net free square inch area required for intake ventilation (for example at soffit) and the exhaust ventilation (for example the vents at the ridge as in the photos above).
  5. Divide the “net free” area by the ‘”net free'” area the Ventilation Product Manufacturer provides on the box. This will be your calculation for how many roof vents you need to install for correct attic ventilation.

Consider a Roof with Coloured Roof Flashings. It Shows Great!


Why not take that extra step and ask your shingle installation contractor to re-roof with coloured roof flashings?

Re-roofing with coloured roof flashings just finishes a shingle installation off right. This is especially important when taking off or doing a roof conversion from Cedar or Pine Shake and then re-roofing to an Asphalt Shingle. The profile of the cedar or pine shake roof is higher than the new shingles – along walls and such the old galvanized step and wall flashing will show poorly. The street appeal is greatly affected. Some roofing contractors will re-roof and install the shingles and leave the old galvanized wall flashing and a gap along the wall to roof connection for the home-owner to deal with, others will paint the wall flashing – but this creates a regular roof maintenance issue. GRS shingle installations include new coloured flashings to these areas to increase street appeal after the re-roofing installation is complete.

The photo in the upper right and the one below it is a recent Calgary Pine Shake to Asphalt Shingle re-roof installation that shows the coloured wall flashing at the roof to wall connection (click on the photo to enlarge).
Also included standard with the GRS re-roofing Specification is gable or rake edge coloured roof edge flashing. Gable edge flashing, especially a coloured gable edge flashing finishes the roof installation nicely and here again shows your home and completed roof installation with great street appeal.
Another area colour can be used in re-roofing is with the roof air vents. Coloured roof air vents are shown in the re-roof installation below.

Coloured flashing is also great to have installed at the roof valleys. If you are re-roofing with closed valleys, galvanized valley is fine (if you are putting metal in your valley underneath the shingles). Coloured metal flashing is standard with GRS Re-Roofing Installation Specifications and shows great from the street also.

The first photo above shows the installation of coloured valley flashing product and the second shows valley flashing installation completed and the wall to roof section still galvanized flashing (good photo for contrast between the two) and installation of the wall flashing still needs to be completed.

What Not to Do When Shingling Your Roof

Before you shingle the roof on your home, please starting by reading our article below on “How to Shingle a Roof”  the right way and search our blog on tips for re-roofing your home.

WARNING: This may hurt egos and feelings, please be patient, we’re just trying to help (and keep the mood light).

We see countless homeowners every year have to re- shingle their home only years or months after having shingled their home themselves.

When homeowners get the idea to shingle their own roof, on one hand we stand back with admiration (because it takes hard work!) and on the other hand we get concerned because the shingle packaging (which gives specifications to the experienced shingle installer), the Home Depot or Lowes clerk that sold you the shingles, and the relevant YouTube videos don’t always tell you everything you need to know to successfully shingle your roof. The important words here…. “successfully shingle your roof”.

Because we see the story of “how to shingle a roof properly” unfold in front of our eyes every year, and because the errors cost homeowners real money, stress, embarrassment, etc, we’ve decided to write a bit on What Not to Do When You Decide to Shingle Your Own Roof. This will follow up on articles about how to Re Roof Shingles Properly (simply search the topic in the search box in the right hand top part of our blog and a number of articles will come up on re roofing the shingles on your home). Here’s what we see this time of year: it’s summer time and the kids are out of school and dad says “it’s cheaper for me to shingle my roof than it is to hire a roofing company to do it”.

TRUE … If the roof on the home you shingled yourself lasts. FALSE, if it lasts less than 10 years.

Here’s suggestion Number 1. Ask a reputable roof shingle company to come and consult you on site. It will cost you a nominal amount of money to have an expert consult you on shingle choice, roof specifications, and installation of the shingles correctly. Heck, a lot of shingle experts will even come by when you are working on your home and correct what’s a little “off” and you will be so glad you took our advice and did this one small inexpensive step.

DO NOT re roof your home with shingles without an expert shingler on your roof or consulting you.

What we see every year is folks that want to save money on the re-roof of their home – which we totally get. Instead of asking for help with HOW TO SHINGLE YOUR ROOF PROPERLY, they go out, buy their shingles at the local hardware store, and then shingle their home without prior guidance.

Here’s what happens, and it happens a lot. We could tell you story after story after story where homeowners re-roofed their own home and this occurred…

  1. The shingles, the shingle underlay, the shingle flashings, etc….. are improperly installed and the shingle manufacturers warranty is now void.
  2. Because the shingles are engineered to be installed a certain way to shed the water and the homeowner didn’t install the shingles the correct way, THE ROOF IS NOW LEAKING.

  3. The homeowner then attempts to repair the shingles to save face, hoping to save hundreds/thousands of dollars that could be used otherwise

  4. It rains again, and the SHINGLES ARE LEAKING AGAIN. You see what’s coming?

  5. You fix the shingles again. Only this time, things are getting tense because you are now reminded of the $2,000 repair to the interior of your home (and you are not even going to believe that there is more damage in the attic space itself).

  6. It rains again, and you are praying like mad the shingles won’t leak … and here we go, THE SHINGLES ARE LEAKING AGAIN.

  7. I won’t scare you so much that you now click out of your internet browser… so you can conjure up what occurs at stage 7 in the “how to shingle your roof with success drama”.

  8. You finally give in……. and you call the ROOFING EXPERTS TO FIX YOUR SHINGLES while YOUR ROOF LEAKS AGAIN.

  9. The roofer voices their opinion on the previous installer’s ineptitude, (but you don’t let it hurt your feelings … much).

  10. After having incurred the cost of the shingles that you didn’t install properly, you now have to buy the shingles all over again.

The lesson…. have a professional roofer install your shingles OR hire a professional to at least consult you on how to shingle a roof properly.

I will guarantee that you will be happy you did.

Residential Roof Replacement – Shingles

Below you will find an article consisting of roof replacement options for both shingled roofs and low-slope systems. When considering a shingle roof replacement in Western Canada there are a number of different considerations to make – hopefully this list will help you!

ROOF REPLACEMENT, ROOF SHINGLE TYPES:

3 Tab Shingles
3 Tab Shingles are the traditional looking shingle. The traditional 3 tab shingles now typically have 25 or 30 year warranties. There are, however, laminate shingles now that look like a 3 Tab shingle, and there are designer 3 Tab shingles that are a laminate. The latter are designed for an Estate Home look like the IKO Royal Estate.

Laminate Shingles (Designer Shingles, Luxury Shingles, Textured Shingles)
Laminate shingles have become the standard. The older 3 tab style is no longer on these shingles typically and the laminates may be double or triple layer laminates of asphalt and fiberglass shingle material. One of the heavier laminates we like to use is the Certainteed Presidential TL.

Asphalt Shingles
An Asphalt Shingle is a type of shingle. Asphalt Shingles is a term for what the shingles are made from. Traditionally shingles were mostly made from waste paper saturated with asphalt. On the top of the shingle is an adhesive asphalt with ceramic granules. Nowadays there are asphalt shingles, asphalt mixed with other products, and asphalt modifiers in shingles.

Fiberglass Shingles
Here again, fiberglass shingle is a term for what material the shingle is made from. Fiberglass shingles typically have a base layer mat of fiberglass.

SBS Modified Shingles (Rubber Shingles)
Here again, SBS modified shingle is a term for what material the shingle is made from. The SBS modified shingle in our opinion is the best shingle you can buy, and is better for weathering and impact resistance. One of our favourite SBS modified shingles is the Malarkey Legacy Shingle. Malarkey has taken great strides in excellence with the Legacy shingle.

High Profile Ridge Cap Shingles
High profile capping is a standard upgrade in modern shingle technology. It gives your roof a high profile look at the roof ridge and roof hips as the capping shingles have a textured high profile. If you are doing a shake roof replacement the high profile ridge cap is essential.

One of our favourite Ridge Cap Shingles is the GAF RidGlass – SBS Modified High Profile Ridge Cap.

Algae resistant shingle granules contain a coating of leechable copper ceramically coated.

ROOF REPLACEMENT – LOW SLOPE ROOF SHINGLES

Building Code for Low Slope Roofing
Before you listen to anyone that says you can install xyz shingles on a low slope roof, be sure to check your local building code. Typically anything less than 3/12 pitch is not allowed. However, we strongly suggest looking at not putting shingles on anything less than a 4/12 pitch roof unless you really take precautions and that requires the right low slope roofer.

Shingle manufacturers have specifications for what they will allow for low slope shingle applications. In some instances the warranty is affected or void. Be sure to look up the shingle manufacturer spec first, before purchasing the shingles. Sometimes the shingle manufacturer will ask for 2 ply felt, or ice and water membrane on the whole roof, etc. Malarkey shingles is one of our favorites to use for low – slope.

Low Slope Roof Valley Applications
We close valleys if the roof is 3/12 slope or less. For 4/12 slope or more, we encourage open valleys (with a specific way of installing the valleys of course).

Roof Underlay for Low Slope Roofing
Usually, if a low slope roof application is allowed by local building code and the shingle manufacturer states that you can install their shingles on a low slope, then either 2 ply’s of tar paper will be required or a complete ice and water membrane (peel and stick) will be required.

Alternative Membranes for Low Slope Roofing (Flat Roof Membrane Options)
When the slope is so low that you will have constant aggravations after the roof replacement is complete, it is better to consider a roof membrane designed for low slope roofing. TPO, PVC, EPDM, or a MODIFIED BITUMEN are all sound choices.

ROOF REPLACEMENT, ROOF SHINGLE COLOURS

Typically, shingle colours are more limited on the lower end and on the higher end of the shingle line. When you are considering a roof replacement this is an important place to park for a few minutes. The mid line shingles like an IKO Cambridge has many options as those shingles are used in more roof replacements than, say, high-end Presidential TL.

ROOF REPLACEMENT, ROOF SHINGLES THAT HAVE A SHAKE LOOK (TEXTURE, PROFILE)

If your roof replacement is from a shake roof to a shingle roof or you just simply want the textured shake look to your shingles, there are more and more shake appearance shingles available every year.

The Presidential TL is a great example; the Owens Corning Woodcrest Collection, Certainteed Landmark, IKO ArmourShake, and the Malarkey Legacy shingles are also quality examples.

ROOF REPLACEMENT, ROOF SHINGLE WARRANTIES

Most shingle manufacturers now have Limited Lifetime Warranties on most of their shingles and on the front end the shingles will typically have a “no grief” warranty period of 10 years, or, in the case of IKO the warranty on the front end is 15 years.

Wind Warnings and Torrential RainFall has been causing roof failures in British Columbia, while meanwhile in Southern Alberta high Winds are Blowing Shingles, Shakes, and Tiles off Roofs Again.

This week has been tough on roof systems from the West Coast all the way to Saskatchewan. Our call center has been over-whelmed with wind related roofing repairs calls along the West Coast including Victoria, Vancouver Island, Vancouver, Vancouver North Shore, and in the Fraser Valley. While in Southern Alberta such areas like Lethbridge, Medicine Hat, Okotoks, and even into Calgary have been experiencing wind gusts of up to 120 km/h.

The unusual high winds have been tearing shingles off roofs and causing general havoc with a variety of roofs types. We have received calls with complaints of skylights blowing off or leaking, roof vents, flashing, and even roof hatches needing repair.

With the heavy rain on the West Coast, this has caused flat roofs to fail, this particularly has applied to those that have drainage issues or drains that are plugged. Flat Roof Drainage Problems: Flat roofs unfortunately do require some regular maintenance, especially in high winds and freeze-thaw cycles.

Roof Drainage: The roof drains are prone to clog from leaves, tree branches, and with the ice and snow melting and freezing on the roof. Drainage problems on flat roofs can also be compounded by an inadequate slope of the roof. Roof Inspection: Extreme winds, heavy rain-fall, and snow and ice melting should trigger an inspections to be completed. It is preferable that this is completed during the storms to ensure our technician’s ability to see if the roof drains are clear.

Roof Slope Problems: With improperly sloped flat roof systems, there are solutions to mitigate these issues. An improper roof slope can be examined with our technician at the time of inspection or while we are performing maintenance to your roof.

Sloped or Pitched Roof Attic Condensation Problems Attic condensation repairs or remediation tend to be a more involved process requiring a number of steps.

Solving Attic Condensation

Your attic require proper ventilation. You need to check the intake air typically at the roof soffits to be sure that there is enough air coming in to your attic space. Be sure to check that insulation is not covering the air from entering your attic by following the air flow along the roof sheathing to where you come to the ridge or peak of the roof.

Check the exhaust vents (typically by each square foot or along the ridge) to be sure they are not plugged with snow and see if there are enough roof vents. You will need about 1 square foot of roof venting per 100 – 300 square feet of attic. A calculation commonly used by our roofers for attic / roof ventilation is 1:250. If the air vents exhausting the intake air is appropriate then you need to check the vapor barrier of the attic. It cannot be compromised and be letting warm air in.

Warm air rises through the attic into the roof sheathing. The snow on the roof then melts and creates ice dams. The ice dams then back up under shingles, shakes, and tiles causing leaks in to attics and then ultimately in to your house through the ceiling. If none of these problems can be found in your attic, it is best for you to then call the experts.

High Wind damage and Roof Repairs to Shingles, Tiles, and Shakes Repairing Damaged Roofs: Ultimately, after the installation of shingles, tiles, or shakes are complete and the winds begin to increase, you can now face blow-off problems. The best we can do is repair the windblown damaged roof.

Roof Underlay: Beyond the actual installation principles when replacing your shingles, shakes, or tiles there is the issue of the roof underlay. If the proper roof underlay is used and is installed correctly, then one does not have a concern in regards to shingles, shakes, or tiles being blown off. The roof underlay or membrane will keep the roof water-tight with-out the shingles so no leaks occur.

Shingles for High Winds: Finally, there are roofing shingles available that are designed to withstand high winds. Shingles like the Malarkey Legacy have high wind ratings of up to 170KM per HR which gives areas like the West Coast, North Shore of Vancouver, Calgary, Lethbridge etc. some advantage over the winds that damage roofs every year.

High Winds in Southern Alberta Cause Severe Roof Damage

Today in Calgary, Alberta , wind storms created havoc for all commercial and residential owners. The high winds caused shingles to be blown of rooftops and even entire commercial roofs to be blown completely away. GRS has received several reports of skylights and shingles being torn completely off and thrown into traffic. As a result of the vast amounts of damage surrounding the Calgary area, the GRS crews are at capacity.

Weather Warnings

As of Sunday November 27, 2011 at 18:30, severe weather warnings for high winds are still in effect for the following areas:

Downtown Calgary and surrounding areas have had buildings glass shatter causing Calgary Firefighters to scramble in attempt to clear all debris to prevent any injuries happening to citizens.

The amount of damage that this wind storm has caused is impressive. Normally with wind storms the damage is isolated to one city and area, yet this particular storm is spreading its wrath to all of Southern Alberta. The damage that is causing is not isolated to only knocking down trees and power line. We have been receiving various types of reports of damage being caused.

In Airdrie we received reports of a church losing its siding, while in Fort Macleod, a gas station had its entire roof blown away. In Beiseker, grain silos and commercial roofs were being blown completely away.

The same variety of damage has been reported all the way to Lethbridge and surrounding areas. Grass fires have even began to occur due to the intense wind.

At the top of the Calgary Bow tower, the winds were recorded to be at a dangerous 140 km per hour, whereas in other parts of Southern Alberta is has been reported the wind gust are even stronger in areas such as Nanton and its surrounding municipalities.

The 911 call centers have been over loaded with calls relating to roof damage. As a result of this Calgary has engaged the Municipal Emergency Plan.

Steps for Fixing Damaged Roofs When high winds blow shingles, tile, and metal or damage your skylights:

1. Emergency Roof Repair Services. Call a roofing company and get on their emergency service list. In our case, we are asking emergency call ins to continue calling other Calgary Roofing Companies to be sure the soonest available emergency crews can come and assess the damage. At GRS, we are keeping a running list of home-owners and businesses that require emergency roof repair service and we are dealing with the repairs on a first call – first serve basis.

2. In extreme high winds, such as those in Calgary today, for your safety we advise you to stay away from windows and stay indoors. Due to the winds blowing off various forms of sidings, tiles, shingles skylights etc., it is unsafe to be outside with this vast amount of debris being blown around.

3. Roof Insurance: Be sure the roofing company selected to attend the repair of your shingles, commercial roof, metal flashing, or skylight keeps excellent record. You will need accurate photos before and after the roofing repairs. Make sure to ask the emergency roofers to provide you with copies of photos for your roof insurance company. Also, ask the roofing company to quote you for a complete replacement and have photos documenting all damage to your roof or skylights. After the immediate roof repairs are done, you can then address your possible roof insurance claim properly. Commercial properties are more apt to engage their Commercial Insurance Adjusters right at step one.

4. Choosing a Roofing Company: Be sure the roofing company you choose to do the roof repair work has a City Business License, have provincially incorporated roofers, Better Business Bureau registered and able to provide written receipts. Ensure that they take photos of work done for your roof insurance companies records. A quick check of complaints registered at the Better Business Bureau on line can help determine if the company is reliable. If it is a commercial or industrial roof repair, be sure the emergency roofers are qualified specific to the commercial roof system type.

5. After the emergency roof repairs are done, you have will have photos of the roof damage, and will now be dealing with your roof insurance company. Remember that insurance companies will refer you or want you to deal with specific roofers. However, in many instances, you have a choice as to which roofing company actually does the work. High Wind Shingles (Wind Resistant Shingles) Shingle manufacturers do make shingles rated for high winds.
