Flat Roof Drainage and Leaks: It May Be Plumbing and NOT the Roof

Below you will find a simple account of a service call inquiry. Oftentimes, there are multiple contracting parties involved in a roof repair. This includes plumbers, the roofers themselves, other construction services in the area, and obviously the stakeholders themselves.

In this case, a simple misunderstanding concerning the purpose of water testing culminated in repeated requests for service calls outside of the ongoing work we had been performing for the client. Finally, our client’s property manager provided us with the implements to deal with the problem. As suspected, it was the plumbing – not the roofing system itself – which was causing major leaks.

We have included a comprehensive explanation from our national project manager as well as a follow-up correspondence by a third-party plumbing contractor concerning this matter.

Water Source Needed to Test Drainage System

As you know, for about a year and a half, GRS has been requesting a water source at the building to be able to test your drains. On each occasion, we have been told that a water source is being to be made available. As well, our crews have been told that it is likely the water source has been covered up in construction, but that we may be able to use a neighbour’s water source until a proper solution could be found. Up until today, no water source has been offered.

The Reasons Drains Need to be Tested

a. The source of the leaks were previously at the drain system. We requested the drain assembly (the connection to a new drain and U-Flow, and the connection to the drain) be redone with a plumber – we would provide the roofing services and the plumber would provide the connection services. This was not done at that time. My understanding is that the plumber only cleared the drain system. So, we requested a water source so that we could test the drains/plumbing ourselves to eliminate them as the main issue, or conclude that they are the suspected cause of your leaks.

b. The plumbing system and assemblies are old. It is common for drainage during times of heavy rain (which is when your building is having issues) to back up and leak at the drain bowl assembly connection to the drain pipes. As the water rises and then meets the bowl assembly, if there is not a U-Flow expander and/or proper drain bowl, the water will then get between the pipe and the connection to the bowl. What occurs is the water that is backing up will then get into the roof assembly and begin to run along various areas and manifest themselves through the ceiling. At the time of your roof replacement, there was no work order for the plumbing and drainage to be modernized, and normally this is not an issue. This this does become one, it is typically solved with a quick water test and simple remediation work (such as bowl replacement, U-Flow backup expander installations, and/or repairs to the drain pipes).

Discussion with the Site Manager

Water testing only works when it is not raining and is intended to isolate the drainage system from the roof membrane that we replaced. This is the reason for the need of an external/outside water source. We test the drainage system with a hose, which allows us to isolate the drainage system on its own. If that test does not show that it is the drainage system, then we go on to retest the membrane. We also test various other penetrations, such as rooftop units and/or vents, pipe boots, etc. Finally, we move onto testing various other components of the building envelope, such as the connection of the roof to the wall and the flashing areas.

Your site manager also asked that an emergency be done (such as pumping water off the roof), to which I replied that we could, if requested, dispatch an emergency crew for that, but we would have to charge extra because we have requested on numerous occasions for the water test to be done to the drainage system, and that has not been done. The site manager did not seem to want the emergency service under those terms.

I should also note that on the other occasions that we did respond in this fashion, that we did not charge for the emergency service. We did this despite finding that it was a drainage problem by the plumbers at that time. Furthermore, I will also note that on each occasion we did recoat the roof and did not charge for that either.

The only reason we are now saying that we have no choice but to charge a service fee is because we have requested number times to have water access. Part of our servicing parameters included that should the water test not to be done, that we would charge a fee for the emergency service.

You also asked us about why water was pooling on the roof. I explained to the site manager that at the time of the roof replacement, an engineered sloped insulation package and rebuild of the building exterior (parapet wall construction, sheet metal, siding, etc.). We were only approved to go ahead with the roof membrane replacement only. He asked why that was so, and I said that it is an option and that not all (in fact, less than 50%) of the buildings we service have a sloped insulation package installed. I directed him to all the neighbouring buildings as examples of those that do not have such sloped systems.

Discussion with the Property Manager

I explained to the general property manager that we needed to test the various components of plumbing, membrane, units, vents, plumbing boots, and possibly the building envelope at the roof to wall connections. Finally, we have been promised an external water source to isolate the issue based on our tests.

Plumbing Contractor’s Follow-up with the Property Manager

August 21, 2015:

I was sent out to have a look at water leaking in the building. I found that the roof was full of water and it is what was pouring into the suites. The one drain was working, but very slowly. I called in the drain cleaners and went through it with them.

The snake was getting caught up on something, so I had them use the camera and we found there is something stuck in the piping. We traced it to the piping in the ceiling of a first floor room. We will need to return when the water is all gone and open the ceiling, remove the piping, and then get the cause of the blocking out. As it stands, the system is draining as much as it can with whatever is causing the blockage.

Also, the building has some piping up to the roof drains. These are not ran well and are back-graded for parts of the system. I have left it disconnected for the drain that has the problem.

BP Shingle Review – 2015 Update

Just a quick update from the project management desk at General Roofing Systems Canada (GRS).

Recently BP released a new line of shingles called the Mystique 42 (previously the BP Harmony shingle). Initial reports from our installers is that this shingle will likely compete right along with the Malarkey Legacy shingle. We will report more as we install more on roofs in Canada this year.

BP Shingles 2011 – Our Review in General of the BP Shingle Line

BP Shingles, a division of Building Products Corp, is a major shingle manufacturer in Canada. In Canada, the representation at the retail store level and the shingle supplier level is excellent. I believe both Home Depot Shingle Depart and the Rona Stores carry them. Their distribution across Canada is excellent.

The quality of the BP Shingle would be similar to the IKO Shingle. The manufacturing process of the two shingles are different at BP than IKO, so this isn’t necessarily “technically true”, but the two shingle companies do focus on the same segment of shingle purchaser. BP shingles tend to focus on the low price, mid price, and mid to high priced shingles – like IKO.

In summary, our installers like to install the BP shingles, GRS as a company installs BP Shingles regularly, and have very few problems (if any difficulty it is with shingles butting up perfectly which is no big deal). BP Shingles are very well represented, and the shingle choices, colors, and textures in the BP Shingle Line are varied. BP Shingles are an excellent choice for most home-owners.

Our Review of the Eclipse GL Shingle
The BP Eclipse GL is a moderately high end, premium shingle. It is heavyweight and the Eclipse GL Shingle does have pleasant street appeal. The BP Yukon SB Shingle or the BP Meridian 3D Shingle must accompany the BP Eclipse GL Shingle for the shingle cap. One advantage the Eclipse GL has is that for a mid high premium shingle it is available in seven colours. The Eclipse does offer a “Shake Like Look” but does not compete with other shingle offerings at the top end of the shingle market. In terms of quality and value for the price – hands down, the BP Eclipse GL is a great value for the money paid.

Our Review of the BP Everest Shingles and the BP Mystique (economy version of the BP Everest Shingle)
The Everest Shingle and the Mystique Shingles are the mid road shingle that applies to the largest portion of the shingle purchasing market. These shingles compete with the likes of the IKO Cambridge. Our installers really enjoy installing the Everest Shingles and due to the minor difference in pricing of shingles we can’t say we’ve had opportunity to install the BP Mystique. We can only assume it performs well, as the Everest Shingle does, it is just a lighter weight shingle that doesn’t appear to have the wide nailing zone the BP Everest Shingles have, and is a less costly shingle offering.

Our Review of the BP Monoir Shingle

The BP Monoir Shingle is a favorite of the shingle installers at General Roofing Systems Canada – we can’t say enough about the advantages the BP Monoir has relative to other shingles in its class. The BP Monoir Shingle has some excellent value added features and a reasonable price. Here again, the Yukon SB Shingle or the Meridian 3D cap shingle must be used in conjunction with the BP Monoir Shingle.

Owens Corning Shingles 2011 – Our Review in General

Owens Corning Shingles, by default, are a substantial and predictable manufacturer of shingles – Owens Corning is obviously a substantial company. However, in Canada, at least in Western Canada, Owens Corning hasn’t been represented until now, in a way that say IKO or BP shingles have. IKO has significant distribution roots in Western Canada being they are originally from the Calgary, AB area – so our confidence in a predictable representation in the IKO shingle is “very high”, and BP Shingles have been well represented through stores like Home Depot and traditional roofing suppliers for some time in Western Canada.

Owens Corning Shingles now have significant representation in Western Canada as of 2011, in that Lowes has them stocked on its shelves. Lowes stores have popped up all over Western Canada. This increases our comfort level with shingle style and colour availability, and warranty/service support locally in Western Canada.

Owens Corning Shingles have always performed well and are a predictable shingle product. In the same way that we would review the performance, quality, and choice of shingles in our IKO Shingle Reviews on this blog…. we encourage homeowners with specialized or specific requirements from their shingles to look at alternatives in the market also. The Owens lineup is wide and represents designer, luxury and algae resistant requirements, but specific to those and other particular needs we always encourage homeowners to look at alternatives to be sure the right choice of shingle is made. For example, if you are re-roofing a shake roof (be it cedar shake or a pine shake roof) and you are looking for a really nice looking shake shingle that is specific to your “preference” to replace your shake roof, then you want to look at the alternative shingles available in the higher price range to be sure your preference is met – luxury or specialty shingles, especially the true shake looking shingles with the right profiles, are a significant expense.

In summary, Owens Corning Shingles are a solid choice for homeowners that require a modest, mid, or mid-high shingle for their home. The higher end more costly shingles meet more scrutiny in the marketplace and choice of shingle becomes more specific to personal preference. Malarkey, GAF, etc. have high end offerings that should be considered as well. And now that stores like Lowes are carrying the Owens Corning Shingles in Western Canada, the representation, supply, types, and colors of shingles readily available will be predictable for homeowners.

Our Review of Owens Corning Berkshire Shingles

The Berkshire Shingle line are a high end shingle product; classic, elegant and showing great street appeal. This would be a competitive shingle offering to IKO’s Royal Estate Shingle that became available in 2011. Colour choice with shingles is limited, which is common at this level of quality. I believe there are five colours currently available. Owens Corning has a 10 Year “Tru Protection” period on their shingles (which would be similar to the 15 Year no grief protection IKO Shingles carry), and the Berkshire shingle has a Limited Lifetime Warranty coverage.

Our Review of Owens Corning Woodmoor Shingle 

The Owens Corning Woodmoor Shingle Collection is for the shake to asphalt conversion market. The Woodmoor Shingle would be a similar shingle offering to the IKO Armourshake, the Certainteed Presidential TL, and others from shingle manufacturers like GAF and Malarkey.

Many of our clients in Alberta, in areas like Calgary and Edmonton, have a real shingle re-roof dilemma if they are re-roofing a Pine Shake roof. Short story is that not all Pine Shake roofs in Alberta performed as represented. The challenge these homeowners face is replacing a Pine Shake roof that has a thick profile and texture and getting that same look in an asphalt shingle. When they price out Cedar Shake costs or Pine Shake Costs quite often they look to this category of Shake Look-Alike Shingles. Then the price of the high profile shake looking shingles can become price prohibitive. We encourage homeowners in this category of shingle shopping to consider all options.

In high wind areas such as the open prairies it is also nice to consider a heavier shingle like the Shake Looking Shingles, and in areas like North Vancouver, Squamish, Whistler our clients consider the Shake Shingle Look of the Owens Corning Woodmoor and similar shingle offerings to be appropriate to the surroundings and provide excellent street appeal. We have even convinced areas with Architectural Controls for the roofing material being used to re-consider some of the shingle offerings that show a great shake look. Whistler for example has a Shake consideration in the Architectural Controls as does Fairmont, BC where we recently completed a Shake to Shake Looking Shingle Conversion in one of these areas.

Our Review of the Owens Corning WeatherGuard Shingle

The Owens Corning WeatherGuard Shingle is a true high performance shingle. Impact resistant (our clients in southern and central Alberta get a hail beating every year), HIGH WIND RATING IS 130 MPH, and we have many homeowners that constantly struggle with high wind areas and blow offs, etc. Coming home after a vacation to find your shingles blown off and a major leak and moisture in your home really is not fun. The Owens Corning WeatherGuard Shingle is one of the best in its class – hand down. This shingle is available in lots of colours, has great texture, it’s a good looking shingle, and it has a moderate price point.

Our Review of the Owens Corning Duration Shingles

The Duration Shingles from Owens Corning would be a similar offering to the IKO Cambridge Shingles, BP Harmony Shingles, etc. It is the standard laminate shingle offering in the mid range that most homeowners purchase. The price of the Owens Corning Duration shingles is competitive, the performance is competitive, and the shingle profile and texture Owens Corning Duration is a good looking laminate shingle. A great shingle product for the average homeowner in Western Canada.

Owens Corning Shingles – Oakridge Shingles

The Oakridge line of Owens Corning Shingles is a laminate similar to the Duration Shingles above but the entry step up from the 3 Tab Shingle offerings below.

Owens Corning Supreme Shingles

The Supreme Shingle offering from Owens Corning is the traditional 3 tab shingle. There are many colors available and they are inexpensive. The perform as well as any other offering on the market for 3 Tab shingles. Our only word of advice as it applies to a 3 Tab Shingle, be sure to know what you are doing before you start shingling. Learning how to shingle a 3 Tab shingle is different than the Laminate Shingle offerings above.

Re-Roofing? Consider Converting a Flat Roof to a Pitched Roof

Low Slope Roof Membranes

One common challenge homeowners have when considering re-roofing a flat roof or a low slope roof on their home, and we receive many inquiries about, is homes with a low slope pitch that currently have shingles on the roof and the homeowner is considering a conversion to a flat roof membrane when they re-roof instead of the shingles, or homeowners considering converting a flat roof on their home to a pitched or sloped roof instead.

Some considerations for low slope re-roof planning for your home:

Low Slope Residential Re-Roofing

Today there are many more options than once available for homeowners considering flat roof or low slope roofing membranes for re-roofing. We can remove the shingles on your home and apply a number of different systems.

Homeowners call us with concerns over the cost of low slope or flat roof membranes (relative to shingles) and this becomes a serious consideration when planning for a residential re-roof project.

Low slope roofing has changed and many options are now available for re-roofing your home that are much less costly than the traditional low slope tar roofing or torch down roll roofing.

The other thing that homeowners often call about is taking a low slope or a flat roof and having it turned into a pitched roof or a high slope roof instead of a flat roof.

Today, solutions are available for low slope residential roofs that don’t require the cost of traditional flat roofing or the expense to go from a flat roof to a pitched slope roof on a home.

Newer low slope roofing membranes are “single ply”. EPDM is a single ply low slope roofing membrane that has a 20 year membrane warranty (the membrane warranty is available for residential re-roofing as well as commercial re-roofing) and some flat roofers will tell you they expect the newer single ply roofing membranes to last 30 or 40 years, TPO is a single ply low slope white roofing membrane, PVC is similar to TPO in that it is single ply and white, and then there are the older style systems being the torch down sbs modified bitumen roofing membrane (or roll roofing) and Tar and Gravel flat roofing. All of these systems work on low slope re-roofing projects. And finally, there are metal roof or steel roofing systems for low slope re-roofing and even shingles for slopes to about a 4/12 pitch. Some roofing contractors are applying low slope shingles to 3/12 but we consider it tentative.

The residential low slope roof in the pictures of this post are of a residential low slope roof that we are re-roofing this week. The low slope shingles are being torn off and replaced or re-roofed and converted to an EPDM flat roof membrane. The EPDM roofing membrane system carries a 20 year manufacturer warranty. Also in the re-roofing process, we are removing the sheathing from this home and an attic insulator is blowing in insulation, then we are re-sheeting and adding a low slope insulation board, and then EPDM low slope roofing. All the roof flashings are being replaced in the re-roofing process – the eave, gable, chimney etc will be replaced as will all roof penetrations. The two low slope skylights are being replaced. The venting of this low slope re-roofing project will be re designed and installed at the ridge or peak of the roof with a custom made ridge ventilation system that will have a curb framed in first and then the ridge vent along the ridge. This will allow for proper attic/roof space air flow and ventilation, it will keep snow from covering the ridge vent, as well the custom framed curb for the vent will keep snow from entering the roof system.

The reasons for roof failure on this flat roof are as follows:

– incomplete welding and improper welding of flat roof membrane – repaired

– leaving spots of roof unwelded – repaired

– not applying enough heat to the tpo roof membrane – repaired

– not cleaning the area to be welded properly before welding the tpo – repaired

– there were no corner patches at any corners of the roof – repaired

– there were glued seams that should have been welded, causing the seams of the roof membrane to lift – repaired

– there was stripping for parapet walls that were supposed to come down and go onto the field minimum 4 inches and at times there was only an inch to 1/8 inch of membrane on the field of the flat roof – repaired

– none of the roof corners were rounded, causing the roof membrane to lift – repaired

– found roof membrane welded seams that were covered in glue – repaired

– found deficiencies in all pipe boots installed to the roof. the pipe boots were installed with the quick prime and tape method (pipe boots should always be welded to the field on a single ply tpo flat roof system) – repaired

– TPO patches that weren’t welded down properly, due to not applying enough heat to the roof – repaired

– found a few screws that were not installed correctly, the screws were poking through the flat roof membrane – repaired

– also noticed electrical wire running through a parapet wall, whoever installed it cut a whole in the roof and put a piece of plywood over top, so I glued a piece of membrane on the plywood and welded the seams – repaired

This Flat Roof was extremely dirty – dirt, dust, bird feathers, bird poop, metal clippings, screws, nails, bolts, nuts, old olfa blades, tpo clippings, and rocks???

Perhaps some of those issues that can occur with TPO flat roof repairs may help you, but we are really wondering about the rocks on the flat roofs. The writer believes birds bring the rocks to the roof to play with, and use the rocks as a tool, and to suck on when it’s hot. When I typed the question in to google, nobody had posted comments on the internet about rocks on the roof from birds…. seems strange. Maybe it’s to late and roofers that are on call 24 hours a day for roof repair don’t make sense – so I’ll shut this post down now.

Why do the birds do this? Let us know please.

The photo in this post is of a roof coating crew that completed an industrial roof coating in Lloydminster, AB. The industrial metal roof they coated in rubber is around 20000 sq. ft. and the coating work took just under a week. The roofers pressured washed the metal cladding first and then applied a rubberized roof coating to the metal roof cladded deck. Prior to the field of the metal roof being coated in the elastomeric liquid rubber, a trowel grade liquid rubber is applied to the screws (fasteners), to the seams of the metal cladding, and to any roof penetrations. Then the liquid elastomeric rubber roof coating is applied to the main field area of the roof. Now when this metal roof expands or contracts the seams and the roof penetrations are not going to let water in and the roof won’t leak. Additionally, the life cycle of the roof has been extended for 10 to 20 years and the tax benefit is realized.
