Metal, Flat Roof or Waterproofing Problems?

General Roofing Systems Canada has been installing liquid rubber coatings on an increasing number of commercial and industrial applications lately.  It is the first time that a waterproofing product has come along that is truly predictable and highly effective. The development and use of liquid rubber coatings has solved several roofing and waterproofing related issues in both above and below grades in a very effective, predictable, and cost effective manner.

Liquid rubber coatings: liquid rubber coatings are made up of 100% solids, the coatings will not shrink as liquid rubber has superior adhesion that will bond to almost any construction material or substrate. They have elongations that exceed 350% and in some instances up to 1000% with a memory greater than 95%.

Liquid rubber is solvent free with no VOC’s and are compliant with all known environmental and OSHA requirements.  It can be used in confined spaces with-out respiratory equipment.

The coatings are resistant to thermal shock and will not crack in extreme cold, it will not slump or soften in extreme hot temperatures. Liquid rubber coatings can also be painted and are UV resistant.

Liquid coatings can be trowel , squeege , and spray applied.

Unlike urethanes, polyether-based liquid coatings and sealants will resist the damaging effects of sun (UV), rain, with both cold and hot temperature extremes.  Unlike silicones, polyether liquid rubber coatings are paintable and do not smell therefore enabling it to be used in confined spaces.

Here are just some of the commercial and industrial benefits of the liquid rubber coatings:

Metal Roofing and Flat Roofing: Liquid rubber is an excellent solution for metal and flat roofing. It is a hot rubberized asphalt mix that roofers have been installing on substrates such as concrete for decades, but what we are speaking of here is cold liquid rubber being applied. Liquid rubber is an excellent solution for flat roof restorations and metal roof problems.

The Liquid rubber coating is an excellent solution to all metal roof issues. The liquid rubbers traits help to resolve issues such as rust due to the rubbers excellent rust inhibitors. It is able to seal leaks without the roofs expansion or contractions being an issue due to the 350% – 1000% in elongation with a 95% memory. Liquid rubber has no VOC’s (100% VOC compliant) and is a true green roofing product. With a 10 year warranty extendable to 20 years on maintenance contract at 1/3 to 1/2 the cost of replacing a flat or metal roof, nothing comes close to life cycle costing of liquid rubber roofing.

Below Grade Waterproofing: Liquid rubber coatings can be used on almost any surface in any location that you may need waterproofing, including concrete. It can also be used on equipment wells, in between slab waterproofing, and other underground construction scenarios.

Pond Liners: Pond liners are typically applied with some form of rubber such as EPDM. It enables you to spray on the liquid rubber efficiently and with whatever level of thickness required. The American military sprays liquid rubber onto the containers that the troops drink from, if they use it for that then it is certainly good enough as a pond liner.

Eaves troughs – Gutters: Gutters can be coated on the inside to stop leaks.

Planter Boxes: There is nothing better than using liquid rubber to seal planter boxes. Liquid rubber waterproofing will help keep the water in the box.

Green Roofing Systems: Liquid rubber is ideal for green roofing as it is VOC free!

Plaza Decks: Plaza decks can be a difficult waterproofing scenario for facility managers due to the constant movement. Yet with the liquid rubber waterproofing it will outperform most applications. The movement of the structure no longer will be an issue with the elongation ability of the rubber.

Bulkhead Penetrations and Joints: Liquid rubber coatings will not shrink therefore it can be used in waterproofing bulkhead penetrations and joints.

Roofing, Roof Repair – Preventative Roof Maintenance Encouraged Before Winter Comes!

Fall has arrived and winter is just around the corner. This time of year is when people tend to be the most busy, with having just came back from vacation to children starting school and various other activities. With so much on the go for people, the last thing that you want to think about is the ROOF!

Yet the reality remains, this is also the busiest time for roofers, as facility managers and homeowners alike start to prepare the buildings for the harsh weather that winter brings. This is the best time to consider whether or not your roof has any current issues that need attending to.

The snow loads in Central Alberta and Northern Alberta were record setting. For many of the roof systems, if they did not fail or have issues last winter, it is almost certain they will have problems this winter.

We have  watched several commercial and industrial roofs completely fail in the Edmonton and Red Deer areas. The roofs literally buckled under the pressure from all the weight of the snow we received. Yet we believe this could have less severe had proper maintenance been taking place before the season hit.

This  winter has proven to be highly unusual. We experience such diversities in the climates all around western Canada. For example, in Vancouver our crews were busy with torrential rain, while in Saskatoon and Regina they were busy with snow falls, and in Calgary it was a constant cycle of  freeze and thaw. All this diverse weather  kept our roofing crews at complete capacity, often having to work many hours of overtime.

Some things to consider for your commercial, industrial, and residential roof maintenance prior to the next winter setting in;

Flat Roofing: Any flat roofing that took on heavy snow loads will most definitely require some attention. We highly recommend that owners heed the warnings from the previous season and at least asses the current quality of there roof, it would be best to have this assessment completed before the first snow fall. We have an annual roof repair and maintenance check list for flat roofing and the maintenance required to be completed listed on our website.


Metal Roofing: Metal roofing was hit the hardest last winter. The reason is that metal roof systems, especially commercial and industrial, had snow loads that compromised the metal roof panel seaming. In other words, the metal panels on the roof have been warped or pressed down so hard that the seams between the panels and the fasteners are compromised. The other issue we are seeing with industrial and commercial metal roofing this year is that many of the gutter systems are damaged.

The problem with metal roof systems on industrial buildings is that when the ice builds up in the gutter it will then back up and enter the building under the metal cladding. Fortunately, there are excellent solutions for metal roof issues yet most cases do require a full replacement.

Nowadays we can coat metal roofing with liquid rubbers. This is a elastomeric spray on roof coatings that will seal the metal roof seams, fasteners, and vents.

Residential Roofs: These systems did not have nearly as many structural  failures that occurred with Industrial and Commercial roofing last year. Roof Coating – Why does a Metal or Flat Roof Coated in Rubber work so well?

Roof systems expand and contract and buildings move. The secret to the new generation of roof coatings is the coating elongation (900% or more) – they are suited to cold Canadian winters and summers. The new coatings stretch and move with the metal or flat roof systems. They are monolithic (there are no openings or seams) and they stretch. Metal roofs can be quite difficult to repair; finding the source of the leaks can prove to be quite a frustrating experience for roofers, business owners and homeowners alike.

Metal roof seams, fastener holes, fastener gasket, flashing, vents, etc. can all move, and expand/contract. Seams between panels become larger, fastener holes become larger over time, the rubber gaskets on the screws deteriorate over time from UV, and flashing gives way to ice dams and expansion and contraction over time. The cost to temporarily repair your roof (whether it is a flat roof or metal roof) is typically around 10% of the value of the roof (average over lifetime of roof). Roof Replacement – To Replace or Repair the Roof?

The issue of whether or not to replace your roof or to just continue making repairs on the existing one poses to be a high debate this time of year. GRS thought it would be beneficial to others to post a roof report that came into our office that deals with this exact question.

One of our Calgary Roofing Repair clients mentioned to me that he was having some issues with the skylights leaking on his cedar shake roof. The skylights were coming loose and causing damage every time we had a storm. He even had hail coming through it at one point!

He also mentioned some issues regarding the roofs chimney and how it had been leaking and that he was aware that the overall condition of the roof was in poor condition. Yet he still wondered if there was any way it could be fixed, focusing on the areas that were in the most urgent need of repair instead of replacing it all together.

The main house is a 12/12 roof with a 9Ft 5/12 section on all the eaves so the pitch change has flashing on it. Fortunately there are enough roof valleys and hips on the roof that we were able to make it to the top for a full roof inspection.

The first roof skylight we saw was the one that had been flapping around in the wind. The skylight was fastened from the inside and was about 25 Ft from the floor. The inside frame of the skylight had been ripped off from every fastening, all except for one screw. I was baffled as to how this skylight was not already blown away and laying in a field.

The back pan on this skylight along with three of the other four skylights was not running past the corner, causing it to leak. They had been tarred numerous times, yet the roof tar dried up causing it to leak again. This is the point in which the roof becomes a true nightmare.

The chimney had been decorated with stone work oer top of the flashing AND the existing roof where there is an area that is probably a short back pan on the top section. Lower down there is a diverter (Half saddle) which the top does not quite make it under the stone. It was either installed after the stone, or the stone was just not big enough to cover it.

I told the client in order for us to flash the chimney properly, the stones that were interfering would need to come off and put back on after the flashing was in place.

There are several areas where the cedar shake capping is missing, I would say there would be about two days’ work just to repair the skylights, chimney and replace the missing cedar shake capping. I told the client the cost required to fix all the damage would be a waste, as the money would be better spent going towards a new roof/ replacement where it would serve him better for many years to come.
